Tax week kills Livermore Real Estate

Well in the blink of an eye, Livermore's pending sales shot down by 2/3 . This can be contributed to tax time and houses going into the sold category. What does this mean for real estate? Well an inventory surge and expect more price reductions until the demand starts up again for the housing push which is usually felt after tax time until school starts up again. If your thinking about selling your home, you probably want to get in to the game sooner then later or the window might be too short for expectations.

I am looking to list my house but your latest blog scares me, as a prominent Livermore Realtor advise me if I should wait to years or sell now and hope for the best in the next three months?

Unfortunately I cannot answer that with 100% certainty. If I were you I would wait, if you really need to sell your house these next few months should be the best months to sell for the rest of the year.......good luck!

I have noticed many of your signs around town but not a lot of sold signs, I know that is because the market is still soft. When do you anticpate the Livermore real estate market to pick up?

Gas prices have an effect everywhere, including Livermore. However, we have a lot of jobs in this area and we are close to BART, so it actually helps our market. Think about it, if you live in Tracy, it costs you about $15 a day just to get to Livermore and back home, depending on what kind of car you have and where you live. That translates to $450.00 a month, now your $3000.00 mortgage is equivalant to $3450.00, not to mention the time stuck in traffic. It ends up costing you a lot more money the further out you are.

Regarding open houses, if there is no traffic they are useless, other then your neighbors taking a look. I have seen very little traffic in the last few months, so they are really hit and miss.

Just wondering, as a Livermore Realtor, do you hold investments in your own town? I recently found out that my laon agent rents a house and does his laundry at the local laundry mat. How can I be assured that my Real Estate professional practices what he/she preaches?
